These rates and Annual Percentage Rates are for first lien position 1-4 family  purchase or rate and term refinance of owner occupied residences at or below 80% loan to value. Mortgages exceeding 80% loan to value, to a maximum of 95% loan to value, are available with Private Mortgage Insurance. All rates are base rates only and subject to loan level price adjustments which could affect the interest rate and APR. Annual Percentage Rates (APR's) are adjusted if PMI is required. APR's on ARM's assume a 30 year amortized mortgage.  Adjustable rate mortgages may be assessed a penalty if paid off early.  Payments do not include taxes and insurance.  Your payment may be greater if the loan is secured by a first lien.

*The interest rate will be the prime lending rate published in the Wall Street Journal on the last business day of the month, plus 2%, with a floor of 3.00%. The prime rate as of 1/29/13 was 3.25%. The Home Equity Line of Credit is a variable rate loan. Rates are subject to change without notice but will never exceed 18% APR. An annual fee of $50 is assessed each year in January. There is no early pay-off fee. $10,000 minimum loan amount.  Combined loan to value ratio not to exceed 75%.

Loan Amounts from $25,000 up to $500,000

**The interest rate will be the prime lending rate published in the Wall Street Journal on the last business day of the month, with a floor of 3.00%. The prime rate as of 1/29/13 was 3.25%. The Home Equity Line of Credit is a variable rate loan. Rates are subject to change without notice but will never exceed 18% APR. An annual fee of $50 is assessed each year in January. $500,000 maximum loan amount. Combined loan to value ratio not to exceed 75%.

Offer available for 1-4 family owner-occupied primary residence properties.  Combined loan to value ratio not to exceed 75%. Subject to clear title. Property insurance required. Fee for loans terminated within the first 3 years. Interest may be tax deductible (please consult your tax advisor.)
